Ron Giovanetti – Chicago Home Sellers
After three months of trying to sell my parents home in Norwood Park ‘By Owner’ with little success. I fortunately selected Gary Dailey and Ivona Jedeluk of House Quest Realty to list the property. During those three months I received many calls from real estate agents wanting the opportunity to list the hone but none really stood out. Then one day Gary left a detailed message on my voicemail describing his expertise in the industry and explaining his marketing philosophy. Although I wasn’t quite ready to list, I was impressed with what Gary had to say and saved his phone number.
A couple of weeks later when I was ready to list the home. I called Gary to arrange for meeting. Gary and Ivona presented a detailed analysis of current market conditions and previous sales history going back 1-2 years. No one selling a home in this market is going to be pleased with the current market conditions; however, because of their extensive research Gary and Ivona were able to show me what the true market value was. In addition, they discussed the importance of listing at or near the true market price.
I gave them the listing and within two weeks I had a contract; pretty amazing for this market. And because of their extensive analysis, I was pleased with the selling price.
In addition, a problem came up with the zoning classifications for the property. If it had not been for Gary’s knowledge of dealing with the city of Chicago and his perseverance in dealing with the issue, the sale would not have happened. I’m positive that most agents would not have known how to resolve this issue.
If you’re looking for a knowledgeable professional team to sell your property, I highly recommend Gary and Ivona.

After deciding to move, my wife and I interviewed three real estate agents. Each professed to know our neighborhood and to have success in representing sellers.
For us, though, the decision was easy. Gary, Ivona, and Maggie offered the best approach to marketing our house, the best game plan for listing and showing, the best success stories in getting high sales prices in many neighborhoods, and far and away the best research and analysis of recent sales and current listings. Gary’s appraiser certification was another big factor in our choice.
We set our price quite a bit higher than any other recent comparable sale in our neighborhood. But within a week of listing – and just four days after the first showing – we received two bids over list. The team’s three-person approach ensured that could easily reach someone to talk with us, that things got done quickly, and that someone was available for showing any time.
Their negotiation skills with bids and with the home inspection assisted us getting top dollar. Again, Gary’s appraiser certification helped immensely with securing the sale-price appraisal of our home.
The whole process could not have gone better for us. I recommended Gary, Ivona and Maggie’s service to anyone in the market to sell their home.

I recently had the pleasure of being represented by Gary Dailey, Ivona Jedeluk, and Maggie Jedeluk as agents for the sale of my home at 4512 N. Kildare Ave., in Chicago. They did a consistently outstanding job through the entire process of determining the price, marketing, and completing the sale.
Gary is experienced and skilled appraiser. He thoroughly researched properties of comparable condition and location before recommending a price range to consider. Gary and Ivona were patient, cooperative, and willing to test the market when I wanted to try a price somewhat above Gary’s initial high recommendation. When it became clear there were no buyers at the level, the property was relisted and very shortly sold at a very good price consistent with Gary’s initial recommendations.
Ivona presented a well considered and comprehensive marketing plan which Gary, Ivona, and Maggie vigorously followed. They pursued all opportunities for open houses and multiple listing showing, while being very considerate of not disturbing is in the house. When an offer was made they gave good advice regarding the wherewithal of the potential buyer and what an appropriate counter offer should be. They were also extremely personable and highly professional throughout the whole selling process.
In view of the above and that the property ultimately was sold at very good price in less than the average time for the neighborhood, I recommended the Gary Dailey, Ivona Jedeluk, and Maggie Jedeluk most highly to anyone planning to sell their property.

When I decided to sell my property at 3649 N. Bosworth in Chicago I called Ivona Jedeluk and Gary Dailey of House Quest Realty. The choice was easy, they have sold 3 other properties for me and each transaction went smooth from the time we signed a listing contract to the time I signed closing papers.
I purchased the 3 unit property on Bosworth as a foreclosure and it was a distressed property. The apartments were missing kitchen cabinets, bathroom fixtures, etc. so they were not rentable. The market was in a definite downturn and I was feeling a lot of anxiety.
After sitting down and looking at a market analysis, we quickly established the asking price by which I was pleasantly surprised. We received 2 offers within a week and the property sold for $675,000, very close to the asking price.
I am looking forward to my next transaction with Ivona and Gary.
Cris Dosev – Chicago Apartment Building Buyers
I have sold one of my apartment buildings and was going to have a large tax liability unless I purchased another property. It was 2006 and the market prices were already coming down. My dilemma was: take a loss paying the tax liability, or take a chance on buying a property in a down market and possibly lose even more money. I posed this question to Gary and Ivona and they showed me a property in Lincoln Park on which they did a lot of research and convinced me, that if I buy it, I will not lose money. I felt that I was taking a big chance, because I had to hold on to the property for 18 months to 2 years, time required by law in order not to have the tax liability.
When I bought 1119 W. Drummond Place at the end of 2006, I paid $1,200,000.00. I sold it at the end of 2008 for $1,281,000.00. I spent very little money on maintenance, because it was in very good condition and the difference between the sales price and the purchase price covered all my closing costs.
If you are looking to purchase a property in this down market, which is a great time to buy, Gary and Ivona will help you find the right property.
Robert Spircoff – Northbrook Residential & Commercial Sellers
Gary Dailey and Ivona Jedeluk of House Quest help me sell both commercial and residential real estate. I owned a diverse portfolio of properties: a shopping center on the border of Chicago and Harwood Hts., an industrial park in Glenview, a single family home in south Barrington, and a Northbrook townhouse. The properties were a part of a state, and there were court ordered appraisals on the commercial properties, the residential properties were valued by the local realtors. Gary and Ivona did their own market evaluation for each property, and explained in detail how they came up with the values.
The result will hopefully make anyone reading this letter see that these two professionals really know their business. They sold the shopping center which was appraised at $3,400,000 for $4,100,000 and the industrial park for $75,000 over the $5,300,000 appraised value. The properties in Barrington and Northbrook were previously listed with local brokers, but did not receive offers that the estate believed to be market value. Gary and Ivona took over those listings and sold them both for over the asking price.
I gave Gary Dailey the estate appraisals after the closing, so he can show you that this letter is valid. If you want to sell your property for top market value, Ivona and Gary should get your highest consideration.
